Position Summary
A high profile West-LA family is seeking a tech savvy, hands-on and systems-oriented Property Manager to join their team. As a team leader, you will be responsible for the full oversight of facilities, maintenance, and related projects across multiple Los Angeles properties. This role manages vendors, coordinates projects, and ensures all systems and standards are maintained to the principals’ expectations. You will work in lockstep with other household teams across the properties to ensure that all systems and household operations are running seamlessly. This role requires excellent attention to detail, strong organizational skills, and the ability to enforce safety and confidentiality protocols. Key Responsibilities

Conduct daily property inspections, responding promptly to staff and management requests.

Oversee and maintain all systems including water, HVAC, equipment, technology, and security, ensuring smooth operations.

Establish and manage annual maintenance programs and develop manuals, SOPs, and operational protocols for consistent standards across properties.

Directly manage outside vendors, including scheduling, negotiating estimates, monitoring quality, enforcing safety protocols, and ensuring timely completion of work.

Supervise property projects (building, structural, and hardscape) in partnership with the Estate Manager.

Maintain and update vendor contact lists; ensure all vendors execute NDAs and adhere to confidentiality standards.

Manage facility supply inventory, storage, and purchasing; oversee expense reports and credit card reconciliations.

Collaborate with the Purchasing & Facilities Assistant on maintenance work lists, preparedness activities, and vehicle management.

Ensure all vehicles are regularly serviced, inspected, and stocked according to property inventory lists.

Provide occasional guest support including driving principals/guests and assisting with the set-up or breakdown of outdoor spaces (pool, terraces, dining areas).
Lead and support all safety and emergency preparedness activities, including fire and evacuation drills, and oversee disaster-readiness protocols. -
Monitor vendor movement and activity on-site to maintain the highest levels of security and discretion.
Key Requirements

Minimum 7–10 years of experience managing facilities or estates, ideally across multiple luxury properties.

Strong background in vendor management, project oversight, and preventive maintenance programs.

Hands-on knowledge of water systems, HVAC, technology systems, and property infrastructure.

Experience developing SOPs, facility manuals, and operational protocols.

Excellent organizational and reporting skills, including budget tracking and expense reconciliation.

Professional demeanor with ability to maintain confidentiality and enforce NDAs.

Comfortable driving principals and guests; valid driver’s license with clean record.

Strong collaboration skills and ability to work effectively with estate leadership, household staff, and external vendors.

Flexible, detail-oriented, and proactive, with the ability to adapt to evolving priorities.
Schedule: Full-time Monday-Friday with flexibility for occasional evenings and weekends.
Compensation: $125K–150 DOE + Benefits + PTO + Discretionary Bonus(es)
Location: Fully onsite in West LA
